Neubau an der Azinhaga dos Ausentes in Funchal (São Pedro), noch nie bewohnt. Gesamtnutzfläche 143,43 m². Drei Schlafzimmer, drei Bäder, 100 m² eigener Garten, 15 m² Veranda und ein privater Stellplatz im Freien für zwei Autos mit Schnellladestation. Bodenheizung. Alles ist vorhanden, bis hin zu Vorhängen und Rollos.
Mindestmietdauer 30 Tage. Vermietung über einen portugiesischen Mietvertrag für Wohnraum (arrendamento urbano para fim não permanente), beim Finanzamt registriert.

Energieklasse A, NZEB, bewertet als "edifício muito eficiente". Ausweis SCE402332923, gültig bis 18.04.2036. Erneuerbare Quellen decken 77 % des Energieverbrauchs. Die Heizung ist 64 % effizienter als der Referenzwert, die Kühlung 70 % und die Warmwasserbereitung 25 %. Rechnerische Emissionen 0,40 Tonnen CO2 pro Jahr. Die Nebenkosten bleiben dadurch niedrig.
Grundriss
Offener Wohn- und Essbereich mit Küche und Kochinsel. Bodentiefe Fenster, Grün auf allen Seiten und seitlicher Meerblick. Designer-Rollos im Wohnzimmer regeln das Licht, ohne den Blick zu verstellen.
Das Hauptschlafzimmer hat ein Bett von 200 × 200 cm mit einer hochwertigen Matratze Mindol Vintage Lux, einen begehbaren Kleiderschrank mit Beleuchtung und ein eigenes Bad mit großer Badewanne. Das zweite Schlafzimmer hat ein Bett von 160 × 200 cm, einen Einbauschrank und einen vollwertigen Arbeitsplatz mit Schreibtisch und Bürostuhl. Das dritte Schlafzimmer hat zwei Betten von 90 × 200 cm, die sich zusammenschieben lassen, und einen Einbauschrank. Alle Schränke wurden nach den Plänen des Designers gefertigt.
Alle drei Schlafzimmer haben Verdunklungsvorhänge und Zugang zu einer gemeinsamen Veranda. Klimaanlage in allen Schlafzimmern und im Wohnzimmer. Fußbodenheizung in allen drei Bädern und im Küchenbereich.

Bosch-Einbaugeräte, kratzfeste Oberflächen, Kochinsel mit integrierter Steckdose, Leuchte Artemide Yang Zi. Waschmaschine von Samsung. Ein großer Abstellraum mit maßgefertigten Schränken für Kleidung, Koffer und Hausrat. Glasfaser-Internet.

Außenbereich
Eigener Garten mit Grill, Außenspüle und Essbereich mit Tisch und sechs Stühlen. Das Grundstück liegt am Hang, der Garten ist daher von der Straße nicht einsehbar. Das Haus teilt sich eine Einfahrt mit drei Nachbarhäusern. Stellplatz und Garten stehen ausschließlich diesem Haus zur Verfügung. Die Straße ist nachts ruhig.
Lage
Wohngegend von Funchal, Freguesia São Pedro. Geschäfte, Restaurants und ein Continente-Supermarkt sind fußläufig erreichbar. 3 Minuten zur Via Rápida, 3 Minuten mit dem Auto ins Stadtzentrum, 20 Minuten zum Flughafen.
