Wohnung zu vermieten - Berlin

I’m renting out my adored and quiet place in Prenzlauer Berg, in the Wienskiez, as I will be abroad for some time.
The flat is mine, it is not a sublet!
It is available from the beginning of November on, for maximum one year, ideally 6 months on!

Wooden floors, spacious bedroom, bathroom with shower and washer, living room with a library full of cinema and photography books, and fully equipped stainless steel kitchen (dishwasher, Nespresso machine etc).
Sheets, towels, hairdryer and all the expenses are included, including wifi and electricity. In Berlin they have become really expensive! ( I pay more than 600 euros of bills)
The street is few minutes away from the famous Kollwitzplatz. Many restaurants, wine bars, and two supermarkets around the corner. The tram M2 and M4 are at both the beginning and the end of the street, as to reach Alexanderplatz in only 3 stops.
The flat is in a very peaceful courtyard, on the second floor without elevator, but very easy to reach it.
My lovely cleaning lady is available too.

Sie ist ab Anfang November verfügbar, für maximal ein Jahr, idealerweise für 6 Monate!

Holzböden, geräumiges Schlafzimmer, Badezimmer mit Dusche und Waschmaschine, Wohnzimmer mit einer Bibliothek voller Kino- und Fotografiebücher und voll ausgestattete Edelstahlküche (Geschirrspüler, Nespresso-Maschine etc.).
Bettwäsche, Handtücher, Föhn und alle Nebenkosten sind inklusive, auch Wifi und Strom. In Berlin sind sie wirklich teuer geworden! (Ich zahle mehr als 600 Euro an Rechnungen)
Die Straße ist nur wenige Minuten vom berühmten Kollwitzplatz entfernt. Viele Restaurants, Weinstuben und zwei Supermärkte um die Ecke. Die Straßenbahn M2 und M4 sind sowohl am Anfang als auch am Ende der Straße, so dass man den Alexanderplatz in nur 3 Stationen erreicht.
Die Wohnung liegt in einem sehr ruhigen Innenhof, im zweiten Stock ohne Aufzug, aber sehr leicht zu erreichen.
Meine nette Putzfrau ist auch verfügbar.

As I'm more and more often abroad for family matters, I have decided to rent it mid term, so that I can always com back to it at least once a year. It has been on Airbnb for a long time, and I have always been a Super Host with the best reviews: it was also featured on Conde Nast 10 best Airbnb in Berlin! ***** The flat is fully furnished and equipped, and all the bills (which in Berlin are very very high) are included. If you stay longer than 6 months you won't be required to pay the 7.5% city tax. Please do not hesitate to contact me for further informations or a video! However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement.
