Late check out is possible only, when nobody else is checking in the next day as it takes at least 4-5 hours to clean the flat.
There is no a self check in possible, so in case of very late arrival (after 8pm), please reach out to me to discuss, if it is possible.
The price is calculated for up to max. 2 people. Possible is only short term stay for 3th person (on sofa-bed) only after confirmation and with agreed surcharge!!!!!
Longer stays are possible by me extending your first reservation, if there is no problem and the flat is taken care of well. Message me, if you'd like to book the flat for a longer period as I can make it also a bit cheaper for you.

The apartment is located on the first floor (meaning 2nd above ground, not a ground floor!!). Fully furnished, quiet, with WiFi. It has one bedroom with double bed, huge wardrobe and a desk with chair. It has a vacuum cleaner and all the stuff needed to clean the flat or to do your laundry - washing machine, iron, clothes drying racks (but no dryer is available).
The second room is a living room with a kitchen. There is a sofa-bed, smart TV available. Kitchen is equipped with all the necessary things you might need while cooking with high quality built-in home appliances (oven, microwave with grill, hotplates with hob, Bosch Perfect Dry dishwasher). There is also automatic coffee machine, so you can make yourself a cup of fresh coffee or nice cappuccino during the day.
From living room + kitchen you can step out to a spacious balcony with table and comfortable chairs. It is located to a very quiet and sunny courtyard.
In case you might need parking for your car, we have also a parking place located at -1 level - free of charge. So you don´t have to pay for parking or deal with searching for a parking spot on the streets for a long time.
There are many stores near by - two Tesco express stores are 3 minutes away and there are also many grocery stores right around the corner. Also Lidl is not far away (6 minute walk). Form factory gym is also few minutes away from the flat (next to Lidl) with many other possible locations. There are also lot of parks around this are like Grebovka, Folimanka or Jezerka.
Tram stop is approx. 4-5 minutes from the flat (Nám. Br. Synků in direction to city center or Horky in direction to Michle or the south part of Prague) with lines n. 11,14,18, bus 193 and 6,7,24 from station Otakarova. So you can get to city center very easily in 20 minutes. You could also walk as the city center is in walking distance, that would take you around 30-60 minutes depending on your pace and the route you take. Also close from the flat (around 7 minutes) are also lines of bus 124, 139, 188, 196. The apartment is only 4 minutes away from newly reconstructed Nadrazi Vrsovice (train station), so you can also catch a train to the city center - the train ride takes 4 minutes to Prague Main Station or in other direction to the south Bohemia with direct trains to Cesky Krumluv. I highly recommend using the train as it is very convient and a lot faster if you are going to the city center (if you buy a daily public trasport ticket or 3 day ticket, you can also take a train with it within Prague). There is a train going to Hlavni nadrazi very often during the day.
Vysehrad is very close - you can get there in 20-30 minutes. Vysehrad metro station, which is 10-15 minutes walking distance.
Please before you make a reservation, be aware that it is expected, that you take care of the flat (e.g. clean it) so it stays in good condition. Also the flat should be handed over in the state you got it upon your arrival - that means that it is clean. If you are not able to maintain the flat in good shape, please consider other offers. I am writing this only, because I have already experienced people, that would not clean literally anything during their stay and feel okay handing the apartment to me with chunks of dust everywhere, shower covered with limescale (tiles, glass) or full fridge with food covered in mould. Also please be aware that, if you damage something in the flat, you have to cover the cost to repair the damage or replace the item (even if partially).

Spätes Auschecken ist nur möglich, wenn am nächsten Tag niemand anderes eincheckt, da es mindestens 4-5 Stunden dauert, die Wohnung zu reinigen.

Längere Aufenthalte sind möglich, indem ich Ihre erste Reservierung verlängere, wenn es kein Problem gibt und die Wohnung gut gepflegt ist. Melden Sie sich bei mir, wenn Sie die Wohnung für einen längeren Zeitraum buchen möchten, denn ich kann es auch etwas günstiger für Sie machen.

Die Wohnung befindet sich im ersten Stock (d.h. 2. über dem Boden, nicht im Erdgeschoss!!). Vollständig möbliert, ruhig, mit WiFi. Es hat ein Schlafzimmer mit Doppelbett, großem Kleiderschrank und einem Schreibtisch mit Stuhl. Es gibt einen Staubsauger und alles, was man braucht, um die Wohnung zu reinigen oder seine Wäsche zu waschen - Waschmaschine, Bügeleisen, Wäscheständer (aber kein Trockner ist vorhanden).
Das zweite Zimmer ist ein Wohnzimmer mit einer Küche. Es gibt ein Schlafsofa, Smart-TV zur Verfügung. Die Küche ist mit allen notwendigen Dingen ausgestattet, die man beim Kochen braucht, mit hochwertigen Einbaugeräten (Backofen, Mikrowelle mit Grill, Kochplatten mit Kochfeld, Bosch Perfect Dry Geschirrspüler). Es gibt auch eine automatische Kaffeemaschine, so dass Sie sich tagsüber eine Tasse frischen Kaffee oder einen schönen Cappuccino machen können.
Vom Wohnzimmer und der Küche aus können Sie auf einen geräumigen Balkon mit Tisch und bequemen Stühlen gehen. Es ist zu einem sehr ruhigen und sonnigen Innenhof gelegen.
Für den Fall, dass Sie einen Parkplatz für Ihr Auto benötigen, haben wir auch einen Parkplatz auf der Ebene -1 - kostenlos. So müssen Sie nicht für das Parken bezahlen oder lange nach einem Parkplatz auf der Straße suchen.
Es gibt viele Geschäfte in der Nähe - zwei Tesco-Express-Märkte sind nur 3 Minuten entfernt und es gibt auch viele Lebensmittelgeschäfte gleich um die Ecke. Auch Lidl ist nicht weit entfernt (6 Minuten Fußweg). Form Fabrik Fitnessstudio ist auch nur wenige Minuten entfernt von der Wohnung (neben Lidl) mit vielen anderen möglichen Standorten. Es gibt auch viele Parks rund um diese sind wie Grebovka, Folimanka oder Jezerka.
Die Straßenbahnhaltestelle ist ca. 4-5 Minuten von der Wohnung entfernt (Nám. Br. Synků in Richtung Stadtzentrum oder Horky in Richtung Michle oder den südlichen Teil von Prag) mit den Linien Nr. 11,14,18, Bus 193 und 6,7,24 von der Station Otakarova. So können Sie das Stadtzentrum sehr leicht in 20 Minuten erreichen. Sie können auch zu Fuß gehen, da das Stadtzentrum zu Fuß zu erreichen ist, das würde Sie etwa 30-60 Minuten dauern, je nach Ihrem Tempo und der Route, die Sie nehmen. Ebenfalls in der Nähe der Wohnung (ca. 7 Minuten) befinden sich die Buslinien 124, 139, 188, 196. Die Wohnung ist nur 4 Minuten vom neu rekonstruierten Nadrazi Vrsovice (Bahnhof) entfernt, so dass Sie auch einen Zug ins Stadtzentrum nehmen können - die Zugfahrt dauert 4 Minuten zum Prager Hauptbahnhof oder in die andere Richtung nach Südböhmen mit direkten Zügen nach Cesky Krumluv. Ich empfehle sehr, den Zug zu benutzen, da er sehr bequem und viel schneller ist, wenn Sie ins Stadtzentrum wollen (wenn Sie eine Tageskarte für den öffentlichen Nahverkehr oder eine 3-Tages-Karte kaufen, können Sie damit auch innerhalb von Prag mit dem Zug fahren). Es gibt einen Zug, der tagsüber sehr oft nach Hlavni nadrazi fährt.
Vysehrad ist ganz in der Nähe - Sie können es in 20-30 Minuten erreichen. Vysehrad U-Bahn-Station, die 10-15 Minuten zu Fuß entfernt ist.
Bitte beachten Sie vor der Reservierung, dass von Ihnen erwartet wird, dass Sie sich um die Wohnung kümmern (z.B. sie reinigen), damit sie in gutem Zustand bleibt. Auch sollte die Wohnung in dem Zustand übergeben werden, in dem Sie sie bei Ihrer Ankunft erhalten haben - das heißt, dass sie sauber ist. Wenn Sie nicht in der Lage sind, die Wohnung in gutem Zustand zu halten, ziehen Sie bitte andere Angebote in Betracht. Ich schreibe das nur, weil ich schon Leute erlebt habe, die während ihres Aufenthaltes buchstäblich nichts geputzt haben und es in Ordnung finden, mir die Wohnung mit Staubklumpen überall, einer verkalkten Dusche (Fliesen, Glas) oder einem vollen Kühlschrank mit verschimmelten Lebensmitteln zu übergeben. Bitte denken Sie auch daran, dass Sie, wenn Sie etwas in der Wohnung beschädigen, die Kosten für die Reparatur des Schadens oder den Ersatz des Gegenstands (auch wenn nur teilweise) übernehmen müssen.

Clean, spacious and cozy place with dedicated workplace and fully equipped kitchen. Somehow, in a hot days there was okay without conditioner. Nice location, Lidl- 10 min and Tesco express- 5 min and stops of public transport.

Neighborhood is safe I believe as Prague is quite safe city but a little bit off though. Some restaurants around but probably not much do in Nusle. Lidl was 10min walk away which is quite OK for Prague.
Vysehrad fortress is 2km walk away which is nice. And Havlickovy Sady park was quite near as well. Otherwise the city is just 10min away by tram.
Byt je velmi hezký a najdete tam vše, co potřebujete.
Lokalita taky super, poblíž obchody, kavárny, tramvajové zastávky, ale zároveň klidná lokalita.
Za mě naprostá spokojenost a mohu jenom doporučit!
V okolí najdete vše potřebné. Je poblíž Tesco, kavárny a i tramvajový zastávky, takže co se týče dopravy po Praze, není to vůbec žádný problém, zastávky jsou opravdu blízko.
Do 10 minut pěšky je dobrá kavárna Typika. Pak mohu doporučit restauraci Losteria, která je 20 minut tramvají 14 z Horky na Masarykovo nádraží.
Vše je poblíž.
Nahoře je krásný park Grébovka.
The location of the apartment is excellent for working or studying—outside the tourist-clogged center but with easy access to the whole city by tram. The neighborhood has some excellent pubs, cafes and restaurants, and more bakeries and bakery outlets than most Prague neighborhoods I've lived in (buying warm bread from Zrno Zrnko was a ritual for me). Vyšehrad, Folimanka and Havlíčkovy sady are all easily accessed by foot, and the Naplavka farmer's market is ten minutes away by tram.
Sousedský pivovar Bašta serves some of the best duck with some of the best beer in Prague; Cafe V zahradě is a lovely, relaxed place to work or pass time; Zlý Časy is a beer-lover's dream with delicious burgers (cash only, though), Zrno Zrnko sells warm bread baked onsite, Pekařství Pánev offers fresh-baked Ukrainian delicacies.
I just loved how I was so close to all the tram stations within 5 mins of walking distance.
Výborná lokalita, blízko na vlak aj trolejbusy, takže sme mohli podnikať výlety do ktorejkoľvek časti Prahy a okolia. Nebol problém prestúpiť na iný spoj, intervaly sú krátke.
Tichá lokalita, výhodou bol aj balkón.
Určite. My sme toho navštívili veľa, aj divadiel je v blízkosti dosť.

Aby jsme to tedy uvedli na pravou míru. Já sama jsem vás informovala o tom, že na ovladač od televize mi kápl odlakovač a udělal se tam takový malý flíček, který neměl vubec žádný vliv na funkčnost. A nabídla jsem vám, že vám jako kompenzaci zašlu 1000kc což je dle mého velmi slušné. Ale na to jste mi ten den ani neodpověděla a poslední dva dny, mě tu otravujete tím, že si vymýšlíte údajné poškození, jako ku příkladu to, že jsem do koupelny přilepila malinký věšáček na ručník, protože v celé koupelně si není kam pověsit ručník a nemluvě o tom, že v koupelně není žádné odvětrávání(žádná vzduchotechnika) a někdo by mohl podotknout, že by se ručník dal pověsit na dveře, ale řešení jednoho přilepovacího nerezového věšáčku, který je přilepen pouze oboustrannou lepicí páskou, mi přišlo elegantnější než znehodnotit dveře. A vy po mě chcete náhradu za to, ze jsem za své prostředky koupila vešáček. A před předáváním byl byt uklizen tak, ze jsem po sobě vyprala i ložní prádlo a vy sama jste říkala, při předávání, ze nebylo nutné to až do této míry uklízet že by jste si to bývala uklidila i sama. A včera mi píšete po dvou dnech, ze bych vám měla uhradit ještě nadstandardní úklid? A znehodnocení stolu to už snad nemyslíte vážně? 1) tento flek, tam už byl když jsme se nastěhovali, jen byl přikrytý mističkou ve které bylo podpuri. Nakonec po mě chcete částku 2000kc kterou jste si tak nějak vykalkulovala, zřejmě od oka. Jedna věc je soudnost a skutečnost, ze se samozřejmě může něco pokazit a v takovém případě je na místě přiměřená náhrada škody, ale ne, že mi tu budete účtovat náklady spojené s běžnou amortizací která vzniká, když používáte být k účelům krátkodobých pronájmů to se na mě nezlobte. Nedá se podnikat bez nákladů.
Za mě to nebyla úplně nejšťastnější lokalita, co se týče restaurací, tak jediné co tam je Kebab. Ale zase oceňuji ze nedaleko je Tesco.
