Es liegt in beschaulichen Gegend von Floridsdorf 21.Bezirk. Sehr ruhige grüne und gute Verkehrsanbindungslage:
U1-Endstation und Schnellbahnstation Leopoldau sind in der Nähe zu Fuß ca. 5 Minuten. 32A Bushaltestelle ist 3 Minuten entfernt.

Mit U1 8 Minuten zu Einkaufszentrum Donauzentrum, 12 Minuten zu UNO-City (Kaisermühlen V.I.C.) und Donauinsel, 18 Minuten zu Stadtzentrum Stephansplatz, 20 Minuten zu Karlsplatz(TU-Wien).
Mit S-Bahn 15 Minuten zu Prater, 18 Minuten zu Wien Mitte.
